Document Import (v1) — Drop a Property Doc, Get a Deal
Upload a Purchase & Sale Agreement for a single-family rental, and Portfoliq pulls the deal together for you.
The biggest source of friction when adding a property to Portfoliq was retyping numbers that already live in a document you already have. We're starting to close that gap.
What works in v1
Drop a Purchase & Sale Agreement for a single-family rental and Portfoliq pulls out the basics — address, purchase price, seller, expected close, key terms — and creates a deal-ready property entry without you typing any of it. We're calling this the happy path: a known document type, a known asset class, the fields a real operator needs first.
What it doesn't do yet
This is version one of a multi-quarter capability. Multifamily and commercial offers, rent rolls, inspection reports, and T-12 financials are all on the roadmap. When the parser isn't sure about a field, it asks you instead of guessing. We'd rather you fill in three blanks than chase a hallucinated number through a model.
A more polished first impression
We also did the unglamorous work that makes the demo feel like the real product:
- A richer sample portfolio so first-time users land in something that looks like a real account, not an empty shell.
- A simulated import inside the try-before-you-sign-up sandbox so you can walk through the upload flow end-to-end.
- A round of fixes catching the inputs that previously slipped through onboarding.
Bugs squashed
- The Debt page was empty for new users — a wiring oversight from the March data-model update. Fixed.
- Numbers that didn't match between dashboard cards and property detail pages — reconciled.
- A dashboard redirect that occasionally sent freshly-onboarded users somewhere they shouldn't be — fixed.
