An Index Is Only As Good As The Costs Behind It

An FCI is a ratio, and a ratio is only as good as its numerator. We build the deferred maintenance figure from a system-level taxonomy with repair costs and replacement schedules attached, per asset class — not from a percentage-of-value rule of thumb.

The result is a backlog you can act on. A portfolio-level index tells you the situation is serious. Knowing which systems are past schedule, at which facilities, and what share of the backlog they account for tells you what to do in the morning.
